Lenders in this space typically release funds in what are call “Stage Payments” this means that at each stage of the build they will release funds to continue the project and your mortgage payments increase accordingly staying low at the start of the build until the full amount is taken.
Lenders also permit self-build on “interest only” basis. This means that during the potentially expensive build stages that the mortgage payments are kept lower. Many of our clients remortgage at the end of the build then accessing the rates of mainstream lenders and fixing in lower interest rate deals due to the larger gap between the previous “Self-build Loan” and the value of the finished property.
